How to Generate a Reserve Study in Manage My Nest

Learn how to update facility costs, life expectancy & generate a reserve study in Manage My Nest

📌 Important Note

The Reserve Study tool in Manage My Nest is designed to help you maintain and update your existing Reserve Study annually. The data entered into Manage My Nest should come from the most recent Reserve Study completed for your community. Be sure to reference your official Reserve Study document when entering facility costs, expected lifespan, and financial details.


Part 1: Updating Facility Costs & Life Expectancy

Repeat these steps for each facility that should be included in the Reserve Study. If a facility does not exist yet, create the facility first - visit How To Create a New Facility/Amenity (link to guide) for help.

Step 1: Access Facility Details

  • Navigate to Registries → Facilities from the top navigation bar.

  • Select the facility you want to update.

  • Scroll to the Costs & Life Expectancy section.

Step 2: Enter Cost Information

  • Initial Cost: Enter the facility’s original purchase price and Purchase Date.

  • Replacement Cost: Input the estimated future replacement cost (from your Reserve Study) and set the As of Date to the date of your Reserve Study

Step 3: Define Expected Life

  • Expected Life: Enter the estimated lifespan of the facility in years (as listed in your Reserve Study).

Step 4: Assign a Facility Class

  • Class: Choose the appropriate category (e.g., Generators, HVAC, Elevators, etc.).

Step 5: Update and Repeat for Each Facility

  • Click Update at the bottom of the page to save the information.

  • Repeat these steps for every facility that should be included in the Reserve Study.


Part 2: Generating a Reserve Study

Step 1: Open the Reserve Study Section

  • Navigate to the Management → Reserve Study.

  • We have included two common Resources (Association of Professional Reserve Analysts and Community Association Institute) if you need help with any part of your Reserve Study.

Step 2: Enter Study Details

  • Goal: Choose an applicable goal.

  • Method: Select Cash Flow or another method based on Reserve Study recommendations.

  • Interest Rate: Set the interest rate you want to use for this Reserve Study and choose a value for Compounding.

  • Payments: Choose when payments are made
  • Inflation Rate: Enter the projected inflation rate used in your Reserve Study.

Step 3: Input Financial Data and Forecasting Parameters.

  • Reconstruction Value: Enter the estimated reconstruction cost and As of Date.

  • Reserve Balance: Input the current amount in the reserve fund and As of Date.

  • Minimum Reserve Balance: Set the minimum balance required.

  • Annual Contribution: Enter the planned annual reserve contribution.

  • Annual Budget: Input the total annual budget of the community. 

  • Years to Forecast: Input the number of years the study should project.

  • Min Replacement Cost: Set the minimum cost threshold for facility replacements.

  • Inflation Adjusted: Check this box if inflation should be factored into future costs.

  • Min % of Budget: Define the minimum percentage of the budget allocated to reserves.

  • Min % of Reconstruction Value: Set a percentage of the reconstruction value that must be reserved.

Step 5: Add Preparer Information

  • Name of Preparer: Enter the name of the person responsible for compiling the Reserve Study.
  • Preparer’s Notes: Include relevant details, such as inspection dates, condition assessments, and assumptions used in the study.

Step 6: Generate the Study

  • Click Generate Study to finalize the report.

Manage My Nest does not replace your Reserve Study but helps you keep it updated each year.
